Breakdown of material costs for a 100 square meters traditional bungalow in France

This video shows the main stages of the “shell” (gros oeuvre) construction, and price-wise we have the following figures for this 100 m2 floor plan + 8 m2 terrace:

 

1 – excavation – 2 days and ~500 (euros) for the machine rental

2 – steel reinforcement ~500

3 – cementing the underground foundation: 2 trucks x 8 m3 ~1800

4 – above-ground foundation walls of grey blocks (French: “parpaings”) ~500

5 – floor foam thermal insulation RT2012 (for your future comfort and savings with A or B class efficiency) with prestressed reinforced concrete ribs ~4000

6 – cementing the floor: 2 trucks x 8 m3 ~1800

7 – sewage and other piping ~500 – Total for the slab: 9600 euros for materials and cement delivery Labor: the “rule of thumb” says it is somewhat equal to the cost of materials. However, the no-brainer cementing part (3600) required little intervention Walls: a 100 m house happens to require also 100 m2 of wall surface or approximately 800 red terracotta blocks 50 x 27 cm at 2.50 – 3.00 eur a piece (corner blocks are more expensive)

That’s 2500 euros in total, folks.

Roof: The carpentry (including the terrace tip) is prefabricated at about 4000 per total Tiles cost 3500 – 4000 unless you get them on a “special”

Windows: RT2012 types seem not to be available from castorama|bricodepot|what have you. Somebody please let me know if i am wrong. You’ll have to custom-order any standard size and pay 8000 (including electric shutters).

Again, use (with scrutiny) the rule of thumb for the labor.
